Federal Pacific and Zinsco Panels: The Electrical Panels Insurance Companies Won't Touch
Older homes in East Dallas, Oak Cliff, and Richardson frequently still run on a Federal Pacific or Zinsco electrical panel. Most buyers have never heard of either brand. Insurance companies have, and they treat them as a red flag every time.
The Real Fire Risk Behind the Brand Name
A circuit breaker's job is to trip and cut power before an overload turns dangerous. Federal Pacific and Zinsco panels are known for breakers that don't reliably do that. When a circuit overloads and the breaker fails to trip, the wiring keeps heating up. That heat can melt insulation and, in the worst cases, start a fire inside the panel itself, often with no warning sign visible from outside the panel door.

Why Insurance Companies Won't Ignore It
Because of that documented failure rate, insurance companies either charge much higher premiums for homes with these panels or decline coverage entirely. Some insurers will deny a claim after the fact if they discover the panel was never disclosed.
When an inspection turns up a Federal Pacific or Zinsco panel, the recommendation doesn't change based on how the panel looks. It gets replaced. This is a safety and insurability issue, not a cosmetic one, and it belongs in every report where it shows up.
