A home inspection is a non-invasive, visual examination of the accessible areas of the home designed to gain a general understanding of the home and identify areas of concern within specific systems and components defined by the InterNACHI Standards of Practice, that are both observed and deemed material by the inspector on the date and time of the inspection. Home inspections are not comprehensive nor completely exhaustive and will never identify every issue or the extent of every issue that’s present in a home.

How do I schedule a home inspection?

I have made it extremely easy for you to schedule your home Inspection online anytime, day or night, using our online booking system or you can give me a call at 817-266-9562.

How and when can I pay for my home inspection?

Once your inspection is confirmed, you will get an email confirmation containing a link where you can securely pay online with a credit card. I also accept cash, check or credit card at the time of the inspection for your convenience.

How does Sentinel Home Inspections get access to the home or property for the inspection?

I will schedule your inspection through the Centralized Showing Service (CSS) and they will provide the required access Information to us (Supra key or combo) and notify the seller and listing agent as needed. Most homes for sale are listed with CSS and this takes care of about 90% of the homes we inspect.

Do I or my Realtor need to be at the home inspection?

Neither of you have to be at the inspection, however either are welcome to attend the inspection in part or in whole at any time. If you are planning to do so, I request that you attend within the last half hour or so. This will allow me to review the findings of the inspection with you and answer any questions you may have.

Even if you are not able to attend the inspection, your report will be emailed to you the same day and you may always call our office if you have any questions.

When will I get my home inspection report?

Your inspection report will be emailed to you and your Realtor the same day as the inspection. Your inspection report from Sentinel Home Inspections will be detailed and easy to read, including multiple photos

What is a WDO Inspection?

A WDO, or Wood Destroying Organism, Inspection is a Florida Department of Agriculture and Consumer Services regulated inspection performed by a third-party licensed pest control company that helps identify the presence of organisms that may damage wood. These include various types of termites, old house borer beetles, powder post beetles, wood decaying fungus, etc. which are typically considered outside the  scope of a home inspection. Purchasing a WDO inspection is generally a good idea especially for older homes, and can also be required by mortgage companies for certain loan types, such as a VA loan.

What is a Whole house infrared scan?

We perform a whole-house infrared scan on every home inspection that we perform at no additional cost to you. This utilizes a powerful high-resolution infrared camera to scan the interior surfaces of the home which can help identify possibly hidden issues that may otherwise not be observed with simply the naked eye. Issues that can be uncovered can include hot spots and areas of missing or inadequate insulation, overloaded and hot electrical circuitry, and moisture issues such as roof leaks, plumbing leaks, and moisture intrusion. This helps add an extra layer of protection on every home inspection that we perform, and is a must-have in the modern world of home inspections.

Do you inspect private septic system?

A standard home inspection inspects components that are visible and readily accessible. Septic tanks, systems, and drain fields are typically hidden and located below ground and also need pumped prior to proper inspection, and so issues with these systems are specifically excluded and outside the scope of a home inspection. We have a network of vetted and reputable septic inspection companies that we can connect you with if the home you are purchasing has a septic system. We highly encourage it – these systems can be very expensive to replace.

Do you check for mold?

Identifying mold is outside the scope of a standard home inspection, but we now offer indoor air quality testing and surface sampling as an add-on service, designed to determine if unusually high or concerning levels of molds are present in the home. These air or surface samples are collected by our highly trained inspectors and are sent off to an independent laboratory for testing with results within 1-2 business days.  Indoor air quality tests start with one control sample and one indoor sample, but more samples can be added, if necessary.

Do you inspect the sewage drain pipes?

A standard home inspection covers components that are visible and readily accessible. While we run water for several minutes and look for backups or leaks, issues in the sewage drain piping may not always be uncovered through these methods, as these pipes are typically hidden underground and outside the scope of a standard home inspection.This service involves placing a camera inside the sewer lateral, helping to uncover hidden issues such as crushed or cracked pipes, blockages, pipe offsets, and more. These issues can be costly to correct, so this inspection is highly encouraged before purchasing a home.This inspection focuses on the larger sewer lateral pipes extending from the home to the private septic system or public sewer line, not the smaller waste arms.
